Terms And Conditions

Token Money

  1. There is a fixed 'Token amount' to be deposited for the booking of the Cozilla home. It will be adjusted against your security deposit.
  2. The token amount would be rendered non-refundable in case of failure of the tenant to move in the Cozilla home under the conferred time.

Onboarding Formalities

  1. Tenant is expected to occupy the home within 7 days from the day of the transfer of the token amount.
  2. The rent begins from the day on which the tenant moves in the cozilla home if he/she moves within 7 days from the day of the transfer of the token amount.
  3. If the tenant does not move in within 7 days from the day of the transfer of the token amount, rent cycle starts from 7th day itself.
  4. After the transfer of token money, tenant must transfer the remaining security deposit and rent of the first month before moving in cozilla home.
  5. Remaining security deposit and rent of the first month should be paid in separate transactions.
  6. All payments can be done online as NEFT/RTGS/IMPS transactions.
  7. Tenant is expected to mail following documents at contact@cozilla.in once remaining security deposit and rent of the first month is transferred:
    1. Permanent Address Proof (Aadhaar Card / Voter Id Card / Driving Licence / Passport)
    2. Identity Proof (Aadhaar Card / Voter Id Card / Driving Licence / Passport)
    3. Pan Card
    4. Employee Id Card
    5. Softcopy of Passport Size Photo
  8. Tenant will be required to attend agreement registration process.

Deposit

  1. Tenant pays 2 months rent as security deposit.
  2. Security deposit after doing following deductions (if applicable) will be refunded to tenant within seven working days after the tenant moves out of the Cozilla home:
    1. Deduction of one month rent if tenant moves out within lock-in period
    2. Deduction of one month rent if tenant move out without giving one month notice period
    3. Deduction of any type of fines, late payment charges, unpaid rent, unpaid utility bills or damage recovery charges

Rent

  1. Rent payment should be made on or before 2nd day of each month.
  2. Rent must be paid through RTGS/NEFT/IMPS.
  3. Late payment charges:
    1. Fine of INR 100/day for 3rd to 10th day of that month
    2. Fine of INR 500/day 11th day onwards

Lock-in period

  1. The tenant has to serve 6 months lock-in period.
  2. Penalty of one month rent will be imposed on the tenant in case of failure to serve the lock-in period.

House Facilities

  1. WiFi
    1. The charges of initial installation of wifi setup is born by us.
    2. An initial basic recharge of wifi will be done beforehand. For any changes in the plan, tenants can drop a mail to contact@cozilla.in and we will update the same for you.
    3. Tenants have to bear monthly fees of the wifi regardless of the number of people staying in the flat at point in time.
    4. For any disputes regarding the payment of the fees, fees will be equally divided among all the tenants.
    5. Though we have chosen the best service provider depending upon the availability in the given area, we are not responsible for any technical glitches that may pop up and hamper the service or any other loss because of this. We are also not responsible for any connectivity issues that may pop up in the flat because of router positioning.
    6. If there are any technical issues or problems with the service provider, you can launch a complaint which will be addressed as soon as possible.
    7. The position of the wifi router in the flat ensures best connectivity in all the rooms, but if in case, tenants wants to move the router, same should be done with the consent of all the people staying in the flat.
  2. DTH
    1. The charges of initial installment of DTH is born by us.
    2. We have done a basic recharge of DTH initially, for any changes in the plan, tenants can drop a mail to contact@cozilla.in and we will update the same for you.
    3. If tenants want to change the plan of DTH, the same should be communicated to us. Any changes will be bought after the consent of all the people staying in the flat.
    4. Tenants have to bear monthly fees of the DTH regardless of the no. of people staying in the flat at that point in time.
    5. For any disputes regarding the payment of the DTH fees, fees will be equally divided among all the tenants.
    6. Though we have chosen the best service provider depending upon the availability in the given area, we are not responsible for any technical glitches that may pop up and hamper the service or any other loss because of this.
    7. If there are any technical issues or problems with the service provider, you can launch a complaint which will be addressed as soon as possible.
  3. Electricity
    1. Cozilla is not responsible any electricity issues which are out of our control like maintenance from municipality, society issues, etc.
    2. Electricity bill will be equally divided among all the tenants staying in the flat.
    3. Cozilla is also not responsible for any loss that may occur because of malfunctioning/mishandling of any electrical appliances/electrical fittings/wirings provided/installed in the flat.
  4. GAS CONNECTION
    1. Cozilla has paid for the initial installment of the gas installment but other refilling charges has to be born by tenants as per mutual understanding.
    2. For refilling purposes, tenants can give a call to Cozilla and Cozilla will arrange for gas refilling, charges for the same will be born by tenants.
    3. Cozilla provides all the cylinders / gas stove / gas pipes / gas regulator, but the maintenance of the same is the responsibility of the tenants.
    4. Cozilla will not be responsible for any tragedy, incidence that might occur and hamper the physical/monetary well being of any human being staying the flat because of anything that happens in the course of mishandling/malfunctioning/non-maintenance/non-functioning of gas cylinder, gas stove, gas regulator, gas pipeline or any cooking utensil / appliance, etc.

Notice Period

  1. A tenant has to serve 1 month notice period in writing before moving out of the home.
  2. A tenant can drop a mail at contact@cozilla.in to give us a notice
  3. If notice period is not served, one month rent will be deducted from deposit as penalty.
  4. Rent will be charged or 30 days after the date on which notice is given.

Exit Formalities

  1. A tenant can not stay in the home after the 30 day notice period
  2. If a tenant needs any extension in the stay after the notice period, the matter will be dealt on the discretion of cozilla.
  3. Tenant is supposed to move out after we conduct the exit check.
  4. The process of refund will be initiated once tenant hands over the keys.
  5. Refund of deposit will be initiated within 7 working days post last day.

Guest Policy

  1. Any guest with opposite sex will not be allowed to stay in the flat from 10 PM to 8 AM. Any breach of this code will attract a fine of INR 10,000.
  2. If any guest stays overnight, tenant needs to take permission from cozilla.
  3. Cozilla terms will also be applicable to guests who are coming to cozilla homes and for any misconduct/breach of code/nuisance caused by guests,respective host/s will be held responsible.
  4. Host will be held responsible for the conduct of the guest and he/she needs to make sure that other flatmates/society members are not disturbed by guests.

House Related Rules

  1. It might take upto 7 days to solve home related issues once tenant/s shift/s in the flat.
  2. In case of any issues, please drop a mail at contact@cozilla.in. All issues will be addressed as soon as possible.
  3. Every flat has limited parking space that comes with it and it will be allotted on first come first serve basis. Other tenants need to arrange for parking by themselves.
  4. A cleaning maid is compulsory and violation of this rule may attract a fine of INR 1000 per head. The charges of the maid should be distributed equally among all the tenants. A penalty of INR 1000 will be imposed on a tenant if he/she does not cooperate with this.
  5. All the furniture inside cozilla home should be used with care and any damage to the electrical appliances or furniture or home will be applicable for fine on the concerned tenant/tenants.
  6. Tenants should keep their belongings safely and cozilla will not be responsible for any theft inside the flat.
  7. Cozilla promises a monthly maintenance of 500 but if maintenance charge goes beyond 500, the extra amount will be equally distributed among all the tenants.
  8. Cozilla has rights to give notice to any tenant at any point of time and ask him/her to vacate the flat because of misbehaviour or breaking of rules or any other circumstances that are out of our control.

Society Amenities

  1. The availability of society amenities like gym, swimming pool, club home, etc are completely dependent on society and cozilla does not guarantee or promise the availability of society amenities.
  2. If these amenities are provided, the code of conduct/society rules that society has deployed should be followed strictly by tenants.
  3. In case of any breach of code of conduct or rules or any complaint that we receive, cozilla have the right to fine the concerned tenant.
  4. Cozilla will not be responsible for any personal loss of any kind because of the use of these amenities and a tenant is himself/herself responsible for that.

Society Rules

  1. All tenants staying in the flat are compulsorily required to abide by all society rules.
  2. Any misconduct in the society like playing loud music, drinking/smoking in common areas, etc will be strictly dealt with and if any such complaint is received, a fine of INR 10,000 will be imposed upon the concerned tenant/s.
